Building Information Modelling (BIM) has had a profound effect on the construction industry. It has greatly improved coordination among stakeholders, enhanced productivity, and increased profits. However, risks and hazards are also increasing with the growing complexity and scale of AEC projects, and the adoption of BIM technology will also place barriers and obstacles even though the technology has been proven to show its various benefits throughout the project lifecycle. Firstly, a literature review is conducted to identify risks and benefit of implementing BIM. twenty-one risks are identified and classified into three categories: Technology, Contract, and Project. Secondly, some suggestions for eliminating the increased risks are given. This paper will focus on how to implement risk management in BIM project against the recent technological background, and some related measures of mitigation, such as insurance, will be discussed. HKUST Comparison of Building Management Systems and Integration of Sensors with BIM for Facility Management Report 06/2018 LI Weixia

In contemporary, the requirements for promoting facility management efficiency is increasing. The traditional facility management may cost too much workforce, too much energy and money. In addition, it cannot meet people’s demand of sustainable development and the requirements of offering a comfortable environment indoors.

With the rapid development of BIM and IoT technology, we would like to make use of those technology to solve this problem. In this project, based on optimizing the facility management of student residual building which located at HKUST, some superficial attempts are made. In the project, the current situation of traditional facility management and the development of BIM and Internet of Things technology are firstly studied. Then, we introduce the application of BIM and IoT technology on facility management, and its benefits as well as weakness. Then we compare some famous and widespread brands products in BMS field. Finally, this project concluded some possible improvement and some future work. Also, we describe the picture of applying this application in realistic which can show the great potential of applying BIM + IoT technology in future facility management.

HKUST Semi-automatic Generation of BIM models from Point Cloud Data for Facility Management Report 06/2018 Duan Feiran

Nowadays, BIM has transformed architecture, engineering and construction. However, the great potential of BIM is to provide accurate, timely, and relevant information not just during design and construction for a single building, but also throughout the lifecycle of an entire portfolio of facilities, such as the facility management. It has many competencies and plays an important role in the total life cycle of the building. The process of facility management need the support of lots of information which could then be provided by BIM model. Therefore, BIM model plays an important role in facility management.

BIM models are usually created from designed information which is called as-designed BIM model. However, there are lots of existing buildings do not have BIM model when they are built. For new buildings, there are also many changes may occur during construction, and the as-designed models could not present the real conditions. Therefore, an as-build BIM model may be needed to help the visualize and renovation of the project. What’s more, the current method for creating BIM models are mainly concentrated on regular buildings. However, more and more architect would like to design building with irregular buildings. Therefore, a new method should be used to create BIM model for irregular buildings.

This project aims to find a semi-automatic method to create BIM models for irregular building which could be applied for facility management. It takes a real project in industry as example and try to build the BIM model for a sky light bridge located in Hong Kong Airport by a combination of different software. This method firstly extracts the geometry information for each member from the point cloud data that gain from laser scanning. Then, it convert those conditions into BIM model with the help of Dynamo and Revit.

HKUST BIM-based Daylighting and Energy Analysis on the HKUST Campus Report 06/2018 LIU, KING HB

With the acceleration of urbanization, the building energy consumption in China accounts for 20% of the total energy consumption, of which the depleting of residential energy accounts for 60.3%. A residential building-hall 6 in HKUST campus is chosen and energy consumption and daylighting is analyzed and optimized. After literature review and learning the advantages, disadvantages and application of different software about energy analysis, I choose some BIM-related software to conduct energy and daylight analysis and consumption, such as Autodesk Revit, eQUEST and Insight 360 based on Building Information Modeling (BIM).

For energy analysis, annual energy consumption is 795.2 mWh and half of it is space cooling.In our analysis, the illuminance levels of the building are 52% and 68% at 9 am and 3 pm respectively, which exceed the passing criteria, so daylighting of this residential building can meet the LEED requirement. The results in this project are useful for both building energy conversation and creating a comfortable living environment in future.

HKUST Automated Clash-free Steel Reinforcement Design in RC Structures Using BIM and GA Report 06/2018 Tommy Yuen Currently, building information modelling (BIM) technology has been increasingly popular in the architecture, engineering and construction (AEC) industry for some years, but it is not widely adopted in structural design. The objective of this project is to develop a framework for automated rebar design in RC beams using the building information modelling (BIM) technology.

This project presents an automated rebar design program, based on the latest BIM technology. Design constraints for the optimization are considered according to the Hong Kong Code of Practice. The developed program will make use of the analysis result from structural software to design RC beams, and then the tailor-made genetic algorithm will optimize the final rebar design. Finally, generate the rebars to BIM model in 3D environment.

The result shows that BIM can carry out repetitive works and complicated calculations automatically and accurately. Unlike human, they seldom make mistakes through over-tiredness, do not require rest breaks and can carry out in seconds what may take hours to do by manual methods. The overall design process is fully automated, smooth and without error. Therefore, it is anticipated that the time and manpower resource required for structural design and management could be reduced significantly.
